Making an Offer

Viewing the Property

Together, we’ll tour the property and discuss its features, pros, and cons, keeping your priorities in mind.

Analyzing Value

We’ll prepare a Comparative Market Analysis (CMA) to evaluate recent sales of similar homes and determine a competitive offer price.

Drafting the Offer

We’ll walk you through the terms of the offer, ensuring you understand key components like price, contingencies, and timelines. We are very skilled in dealing with competitive bid situations and can strategize on how to make your offer stand out!

Submitting Your Offer

Once ready, we’ll submit the offer along with your pre-approval letter and deposit check (which is held securely until closing).

Inspection & Negotiation

  • If your offer is accepted, the next step is scheduling a home inspection, usually within 7 days.
  • Based on the inspection findings, you can choose to move forward, request repairs, negotiate credits, or withdraw your offer. We’ll manage these negotiations on your behalf and update your attorney as needed.

Purchase & Sale Agreement (P&S)

  • About 10-12 days after your offer is accepted, you’ll sign the P&S agreement, which formalizes the transaction.
  • At this stage, an additional deposit (typically 5% of the purchase price, minus your initial deposit) will be required.

Financing

  • The day after signing the P&S, you’ll formally apply for your mortgage.
  • Your lender will issue a Commitment Letter approximately three weeks later, confirming your financing approval.

Closing Day

  1. Final Walkthrough: We’ll join you to ensure the property is in the agreed-upon condition.
  2. Closing: You’ll sign the final paperwork, pay any remaining balance, and officially take ownership of your new home.
  3. Celebrate Your New Home: Congratulations—you’re now a homeowner!
